Throughout the years, Construction Unity Board Projects have been and continue to be some of the largest in the State of Michigan.

PARKE-DAVIS PROJECT

The numerous projects being built on the Parke-Davis site have added significantly to the amount of work currently being completed under CUB Memorandum of Agreements. Under a number of projects, there is currently almost $500,000,000 of construction ongoing, with more to be added. Each time a new project is underway the construction management team at Parke-Davis works with CUB to have a Memorandum of Understanding executed for the project. At any give time, during the summer of 2000, there were hundreds of construction workers on site.

DOMINO'S FARMS

The first Memorandum of Understanding, signed by Barton-Malow, Inc., the Construction Managers for the project, was the proto-type of the Memorandum that would become the cornerstone of the CUB organization.

During the period 1984 through 1988, the average annual construction payroll at Domino's Farms was $3,750,000. Construction-related work at the Domino's Pizza, Inc. World Headquarters employed an average of over 125 workers per day. All of this work, from beginning to end, was completed under a CUB Memorandum of Understanding, making it the largest CUB project to date.

The significance of this typically non-union corporation's recognition of the value of the well-trained, professional, highly productive workforce available from organized labor in the construction is duly noted.

VA MEDICAL CENTER AT ANN ARBOR

Amid great fanfare and festive celebration, the Department of Veterans Affairs broke ground for a new Research Building and Energy Center at Ann Arbor.

The modern, state-of-the-art Research Building, located adjacent to the existing basic medical research facilities, is a three-story structure totaling 25,000 square feet which added 17 independent "wet labs" and 17 offices for research investigators. The DeMaria Building Company, Inc., general contractor for the project, opted to sign a CUB Memorandum of Understanding to assure smooth, uninterrupted progress through construction.

WAL-MART SHOPPING CENTER

After two years of controversy for zoning and site approval, Wal-Mart was able to begin construction of a new Wal-Mart store and shopping center on Ellsworth Road, in Ypsilanti Township.

In a departure from prior practices, Wal-Mart decided, because of the benefits offered through the CUB Agreement, to build with an all union workforce.

Upon completion of the project, officials were extremely pleased with the very high level of skill and professionalism demonstrated by the all-union workforce throughout construction. As promised in the CUB Agreement, there were no strikes, work stoppages or lock-outs, no organized coffee breaks, and no wage/benefit disputes. Progress was smooth and efficient from beginning to end.


OAKBROOK CONDOMINIUMS DEVELOPMENT, PHASE II

This construction project demonstrated the true partnership between labor and management, above and beyond the mutually beneficial CUB Memorandum or Understanding. Oakbook Condominiums Phase II development costs were financed by a loan from the Plumbers' and Pipefitters' Local 190 Pension Trust, and built and developed by Guenther Building Company, a local contractor.

These two sometime opposing forces came together to move forward, providing employment for skilled craftsmen, a most successful project for the contractors, and affordable homes for the community.
